How Beltrami County Property Taxes Work

Beltrami County is one of the largest counties in Minnesota by land area. It includes Bemidji, several smaller communities, agricultural land, forest, and portions of Red Lake Nation trust land. The variety of land types means the assessor handles everything from residential homes in Bemidji to timber tracts and agricultural parcels in the townships. All taxable property is valued as of January 2 each year under Minnesota Statutes Chapter 273.

Tax statements go out by March 31 each year. You pay in two installments. First half is due May 15. Second half is due October 15. If your total tax is under $100, you can pay it all by May 15. Interest and penalties apply to late payments under Chapter 279. Properties that stay unpaid for years can move into forfeiture under Chapter 279 and eventually into the state's tax-forfeited land program under Chapter 282.

The county levy, along with levies from local governments and school districts, is set each fall through the Truth in Taxation process under Chapter 275. Your tax statement shows each taxing district's share of your total bill.

Note: Red Lake Nation trust land within Beltrami County is not subject to state property tax under the same rules as fee-title land and may appear differently in county records.

The assessor uses sales data from the prior year to test whether values are in line with the market. Beltrami County has a mix of residential, recreational, agricultural, and commercial land, each with its own classification rules and class rates.

Homestead Classification in Beltrami County

If you own and live in your home in Beltrami County, you should apply for homestead classification. Homestead status gives you a lower class rate under Chapter 273, which reduces your tax even if the assessed value stays the same. You apply through the Beltrami County Assessor, and you must be occupying the home by December 1 and submit your application by December 31 for it to take effect the following year.

Once you have homestead status, it stays in place until something changes. If you sell, move out, or start renting the property, you need to notify the assessor. The state uses Social Security number matching to verify homestead applications, so you will need to provide that when you apply. Beltrami County also has relative homestead provisions for certain family arrangements, and agricultural homestead for qualifying farmland.

Beltrami County property owners with limited income may qualify for the Minnesota Property Tax Refund using Form M1PR. The Minnesota Department of Revenue handles this program at revenue.state.mn.us. It can offset a portion of property taxes for qualifying homeowners and renters.

Appealing Beltrami County Property Tax Assessments

You can dispute your assessed value in Beltrami County by starting with a call to the assessor at (218) 333-4125. If the assessor's review does not resolve your concern, you can appear before the Local Board of Appeal and Equalization in spring under Chapter 274. After that, the County Board of Appeal and Equalization is the next step. If you are still not satisfied, you can petition the Minnesota Tax Court under Chapter 278.

The Minnesota Tax Court is at (651) 539-3260 and online at mn.gov/tax-court. Petitions must be filed by April 30 of the year taxes are payable. Bring comparable sales, recent appraisals, or other evidence showing the county's value does not match what the property would sell for. The Minnesota Board of Assessors sets professional standards for assessors statewide, and you can learn more about those standards at revenue.state.mn.us.
