St. Cloud Property Taxes and Stearns County

St. Cloud sits primarily in Stearns County, and like every Minnesota city, it relies on the county for property tax administration. The city sets its own levy each fall as part of the budget process, but Stearns County carries out the actual assessment, billing, and collection. The Stearns County Assessor values all parcels in St. Cloud as of January 2 under Minnesota Statutes Chapter 273. That value forms the base for your taxes the following year.

The Stearns County Auditor-Treasurer issues tax statements by March 31. You pay in two halves: first half due May 15, second half due October 15. Under Chapter 275, the total levy on your St. Cloud parcel combines city, county, school district, and special district levies. Your statement will list each piece separately. If any portion goes unpaid past the due date, interest begins under Chapter 279.

The City of St. Cloud Finance Department at stcloudmn.gov/departments/finance handles city-side budget questions and special assessments for local improvements like street work or utilities. Those special assessments appear on your county tax statement but originate with the city.

Note: St. Cloud spans parts of both Stearns and Benton counties, but most of the city falls in Stearns County. If your parcel is in Benton County, contact that county's offices instead.

Stearns County uses an ArcGIS Hub platform for interactive property mapping. You can search St. Cloud parcels by address or owner name through the Stearns County GIS Viewer at stearns-county-gis-stearns.hub.arcgis.com. The viewer shows parcel boundaries, ownership data, assessed values, and land use classifications. It is a good tool for getting a quick look at any St. Cloud property without making a phone call.

Stearns County Assessor Office

The Stearns County Assessor is located at 705 Courthouse Square, Room 37, St. Cloud, MN 56303. You can reach the office by phone at (320) 656-3680. Paying St. Cloud Property Taxes

The Stearns County Auditor-Treasurer at Room 148, 705 Courthouse Square handles all property tax billing and collection for St. Cloud. The office number is (320) 656-3870. Tax statements go out by March 31. First half is due May 15. Second half is due October 15. You can pay in person at the courthouse, by mail, or online through the county's payment system linked from stearnscountymn.gov/666/Property-Taxes.

Keep your parcel ID ready when you go to pay. It is printed on your tax statement and makes any transaction go faster. If you have lost your statement, the online parcel search can pull it up by address. Late payments carry interest, and repeated nonpayment can lead to tax forfeiture under Chapter 276. Stearns County posts delinquent tax lists, so acting quickly on any missed payment is important.

Homestead Classification for St. Cloud Properties

St. Cloud homeowners who live in their property as a primary residence can apply for the homestead classification through Stearns County. Homestead status lowers the class rate applied to your taxable market value, which reduces your annual tax bill. You must own the home, occupy it by December 1, and file the application with the county assessor by December 31. The benefit takes effect for the following tax year under Chapter 273.

You will need to provide a Social Security number or ITIN when you apply. The county uses that information to verify primary residency. Once homestead is on file, it stays active unless you sell the property or move out. You do not reapply each year. If you do move, you are responsible for notifying the county so your old property does not keep the classification it no longer qualifies for.

St. Cloud renters and low-income homeowners should also look at the Minnesota Property Tax Refund, Form M1PR. It is a state credit available through the Department of Revenue at revenue.state.mn.us that can reduce what you effectively pay regardless of county.

Appealing Your St. Cloud Property Assessment

If you believe Stearns County has overvalued your St. Cloud property, you can appeal. The first step is always the assessor's office at (320) 656-3680. Talk through the value and ask how it was set. If you are not satisfied, you can appear before the Local Board of Appeal and Equalization, which meets in spring under Chapter 274. This board can adjust values and hear your evidence directly.

After the local board, you can appeal to the Stearns County Board of Appeal and Equalization. The last step is the Minnesota Tax Court, which handles property tax cases statewide. File your petition by April 30 of the year the taxes are payable under Chapter 278. Reach the Tax Court at (651) 539-3260 or at mn.gov/tax-court. Do not wait to file because the deadline does not move.
